5 Expert Vacation Rental Design Tips to Boost Your Earnings

Last month, I had the opportunity to embark on the Vacation Rental Design Summit before High Point Furniture Market in North Carolina.  It was a two-day event learning from the best in this market. 

So, here’s 5 Expert Vacation Rental Design Tips to boost your earnings…  

1.     It’s all about 5-stars

Communication

Making sure the client understands the process, what to expect, and the rules of your rental.  You want to make their experience better than a hotel, so the client does not even think about booking from them anymore.

Bedding

Yes, bedding is extremely important, and hotels know this.  They already have luxurious sheets, the softest towels, and ample pillows to accommodate their sleep.  It’s what’s talked most about in the reviews. 

Beauty of the Property

You want your photos to match what is shown on the site.  Remember clients are renting this home because they loved what they saw.  Make sure the reality is true and you are not the “switch & bait” we see on TikTok or IG (Instagram).  

2.    “Let’s Talk About the Elephant in the Room…” 

Yes, we need to talk about sex.  That’s the #1 thing that will happen at your VR (Vacation Rental).  So, let’s prepare for it.  Make sure you have window coverings in your home, so neighbors will not be complaining.  Also, if you have a hot tub outside the Owner’s Suite Bedroom make sure there is a privacy screen, privacy shrubs, etc… to prevent the whole world from seeing.  Have mattress covers on the bed so the mattress you invested in is not ruined.  Make sure your furniture fabric can hold up to harsh chemicals (bleach) used to remove unwanted stains.  


3.     Appliances for everyone

What do I mean by that?  Make sure you understand your clientele and they will be comfortable using the Miele Barista Style Built-in Coffee Maker.  If not, then don’t invest in those appliances because they will not get used.  They will become a very expensive paper weight.  Instead purchase 4 – 5 of a simple coffee maker.  That way if one goes kaput between or during a rental you have a backup ready to go and look like the hero. 

4.     Conscious Traveler

Substantial materials

These days your client is more aware of the environment and how it impacts on our daily lives.  They are looking for local materials, food, etc.  If you have that in your VR (Vacation Rental), state it.  Draw attention to it.  Maybe put together a binder discussing all these ways.

Universal Design

Yes, more clients are looking for a place where their children and parents (grandparents) can all hang out together for a week.  You don’t want to miss this opportunity.  So, talk about it through your own experience.  Discuss how your parents and younger children use this space when it’s not being rented out. 


5.    Keep it Simple

You want clean, elegant countertops and open shelving for storage.  Your renters will not be putting their items away into cabinets.  They want to see what they have to work with when it comes to preparing the meals.  Also, lots of countertops for many people to help with the cooking aspect.  The children and grandparents or parents become the sous chefs, if they feel like cooking.


6.    Bonus – Experience

You want the renter to experience the trip of their lifetime.  That means a lot of different things but it all boils down to value.  You appreciate them renting your home.  So, show it… Maybe it’s a couple who will be having their first baby.  How about providing them onesies from a local shop… or maybe it’s a family finally taking that vacation.  How about listing activities for them to do around or in your neighborhood for families?  If you start thinking like the renter your place will be booked solid for a long time.
